Step 1: Interview the agent

A seller should interview a few agents to determine their skills, experience, and marketing plan.  A seller should feel that the agent is trustworthy and a good fit for their personality.  The agent should be able to demonstrate an understanding of the market, how to price your home, and be able to explain a marketing strategy for your home.

Step 2: Choose a List Price for the home

Our agents use our experience, data from the MLS, and market conditions to help Sellers choose their asking price.  Our agents work with both buyers and sellers in order to help them understand both sides of the transaction innately.  As a seller, having an agent who is also working with buyers in the market gives them an inside glance into the mindset of their potential buyers.  Don’t underestimate the importance of pricing the home right:  when priced correctly, the Seller has the best chances of attracting a good buyer and obtaining an offer with favorable terms.

Step 3: Prepare the home for sale

Your agent should help you invest your time and money into preparing for sale wisely.  You’ll discuss the pros and cons of doing pre-listing inspections, and we provide professional guidance on how to make your home show its best.  We help our clients determine if they should invest time or money into updates or improvements, provide clear direction on furniture arrangement and de-cluttering, and can provide staging.  Every decision is carefully considered to ensure the listing photos will be stunning, that the buyer will be impressed when they view the home,  and that any investment into the home will yield a profit to the seller.

Step 4: Marketing

Once the home is ready for marketing, the listing goes onto the MLS and online portals.  Our agents will determine what other types of marketing are best suited for your home.  Some additional forms of marketing we use are open houses, social media advertising, print advertising in feeder markets, postcard mailers, and videos of the home.

Step 5: Negotiating an offer

We help our sellers weigh out all the terms of the offer beyond just price.  We negotiate as if the money was our own, and we know how to help you make sense of showing feedback, time on market, and market conditions to determine how to respond to offers.

Step 6: The escrow process

We protect our sellers from risk and liability by ensuring they complete all state required forms and disclosures and understand how to properly disclose information.  We provide negotiating experience when the buyer submits a Request for Repair after completing inspections, or if the home does not appraise at the the contract price.  We use our creativity and problem-solving skills to overcome any challenges we encounter along the way.

Step 7: Closing escrow

The sale closes and seller receives their proceeds.  Nothing makes us happier than helping our sellers achieve top dollar and sell their home with as little stress as possible.
