I have been licensed since 2010 and have worked through buyer’s markets, seller’s markets, slow markets, red-hot markets, and the foreclosure and short-sale years. Those experiences matter because real estate strategy has to change with the market.

One of my greatest strengths is interpreting MLS data and determining how a home fits within the current market. Accurately valuing a property requires much more than finding a few nearby sales and calculating an average price per square foot, especially in a market with as much unique inventory as Shasta County. I look closely at location, condition, upgrades, lot characteristics, buyer demand, competing inventory, pending sales, price reductions, and the differences between the homes that sold quickly and those that did not.

I use that information to help sellers understand not only what their home may be worth, but also how buyers are likely to perceive it. We can then make thoughtful decisions about pricing, preparation, timing, and where it makes sense to spend money before listing and where it doesn’t.

I spent the first eight years of my real estate career working solely with buyers, which gave me the opportunity to observe how hundreds of people respond to homes. Over time, patterns become very clear. Cedar-planked ceilings? Very in. Sunken living rooms? Usually a no. Brick fireplaces? Absolutely. That old 1970s rock? Generally a much harder sell.

Of course, every buyer is different and design trends change. Still, those years taught me how buyers move through a home, which features create an emotional response, and which ones become obstacles. That perspective helps me anticipate how buyers may respond to a seller’s home, decide which features to emphasize, and identify updates that may improve its appeal before it reaches the market.

I also believe every property needs its own listing strategy. The best approach for an updated family home in a highly sought-after neighborhood may not be right for acreage, an investment property, a luxury home, or a house that needs work. I consider the home’s strongest features, its most likely buyer, the competing inventory, current market conditions, and the seller’s priorities before creating a plan.

My job is to make the home look its best, communicate its value clearly, and position it in a way that gives buyers a reason to put their feet through the door. Once the offers arrive, I help sellers evaluate more than price. Financing, contingencies, credits, timelines, and the likelihood that each buyer can successfully close are all important.

Buying a Home in Redding and Shasta County

I genuinely love working with buyers, and one of my particular strengths is helping people figure out where they should be, not simply showing them houses that match a search.

After so many years in the Redding real estate market, I know the types of homes, neighborhoods, lots, and lifestyles available throughout our area. I listen carefully to how my clients live, what matters most to them, what frustrates them about their current home, and what they expect life to look like over the next several years.

From there, I can help them identify locations and properties they may not have known to consider. I can also help them recognize why a home they initially liked may not be the best long-term fit.

As a mother raising two middle schoolers, I understand how quickly a family’s needs change. A home that works with young children may feel very different once those children become teenagers. Layout, storage, bedroom placement, outdoor space, commute, nearby activities, and the ability to grow into or eventually out of a property can all affect whether a home continues to serve a family well through its next season.

My years of working exclusively with buyers also taught me to think about resale value while helping someone choose a home. Sometimes the quirk that feels charming today may become the feature buyers object to when it is time to sell.

That doesn’t mean my clients should only buy homes with mass appeal or avoid the things they genuinely love. It means they should understand the possible tradeoff before making the investment. I want my buyers to know how a home fits their lives now, how it may serve them in the future, and how the market may view it when they eventually become the seller.

Once we find the right property, I help buyers understand its value and develop an offer strategy based on the actual circumstances. That may mean finding a way to stand out in a multiple-offer situation without taking unnecessary risks. In a slower market, it may mean recognizing opportunities to negotiate price, repairs, credits, or other favorable terms.

My goal is not just to help someone buy a house. It is to help them make a decision they will still feel good about years later.

Investment Property and Property Management Experience

My experience extends beyond buying and selling. As a Redding property manager, I can help investors evaluate rental value, prepare a property for the rental market, place tenants, and better understand the realities and responsibilities of owning rental property in California.

I can also help landlords decide whether to rent or sell a property, prepare an occupied or previously rented home for sale, and coordinate a 1031 exchange into another investment property with the appropriate tax professionals and qualified intermediary.

This hands-on property management experience has strengthened the guidance I can offer investors, rental property owners, fellow real estate agents, and traditional buyers who may want to keep future rental potential in mind. Had I known how much property management would enrich my expertise, and the experience I can provide my clients, I would have opened this door much sooner.

Owning a real estate and property management company has also been a crash course in entrepreneurship. Running a business in California has deepened my understanding of operations, risk management, leadership, employment requirements, and the countless decisions that come with building something of your own.

It has made me a better problem-solver, a stronger negotiator, and a more experienced advisor, especially for clients who are business owners or real estate investors themselves.

Buying and selling real estate, managing properties, training and supervising agents, and running a local business have given me a breadth of professional and life experience that I bring to every client and every transaction.

About Amanda Nardo, Broker/Owner

Redding has been home since I moved here in eighth grade in the late 1990s. I graduated from West Valley High School in Cottonwood and later earned my bachelor’s degree from National University.

I hold the Certified Residential Specialist designation, Property Management Certification, and the National Association of REALTORS® C2EX endorsement. As the broker and owner of Seasons Real Estate, I also train, mentor, and supervise real estate agents.

My husband, Ryan, is a Captain with the Redding Fire Department and a certified flight instructor (CFII) at our local flight school, IASCO. Together, we are raising our two daughters and our very mismatched pair of dogs, a German Shepherd and a French Bulldog. Contrary to stereotypes, the shepherd was my choice and the Frenchie was Ryan’s!

When I’m not working, you’ll often find me in my backyard garden gazebo, where I’ve become an avid bird-watcher. Our family loves boating on Lake Shasta, spending a week on a houseboat with friends, and traveling internationally to experience new places and cultures.

I love to cook, and feeding people delicious food is my love language. I’m also an avid reader who is always happy to talk books.
